Value Adjustments on Comps

There are three homes that were used in the assessment, all within my subdivision, similar in size and structure (of course all the houses are in my cookie cutter neighborhood), and all sold in the last 6 months.

I'll echo Jo Ann's comments.
If your house is similar to the recent sales, and your assessed value is similar to those property's assessments, trying to analyze the individual adjustments may be an interesting exercise, but probably not a meaningful one.
