Still havn't heard from my mentor on this. Some kind of adjustment should be in order (fence, surveillance, 8+stall garages) but nothing even close to what he is looking for.

Waiting for mentor to advise.

I usually call such improvements "functional obsolescence due to superadequacy." Had one out in the boonies on 55 acres on a hilltop. Guy had a vault door w/ combination lock on his reinforced concrete arms room, enough guns and ammo to fight WWIII and win it, 1500' gravel driveway 4000 sqft with 2000 sqft finished basement, lots of deck space, and a 20-mile view of hills and pine forest from the deck. Now, this'll amaze the appraisers in CA and FL: Estimated value less than $300K. No extra credit for the arms room. Lots extra for the view.
