Value of front load vs. side load garage?

I think it depends on the buyer. Many people in my area have boats. Putting one in a side entry garage is a pain. So is turning around to get out in anything bigger than a Honda civic. It might look nice, but most people I know that have them would just get a front entry next time.

Some also would not prefer to have a concrete front yard. Is is a side enrty because there would not be sufficent room for parking if it was front entry? I see that often times in smaller lots, on lower end homes, or homes placed closer to the front of the parcel.

I was recently in a 5,000 sf, 6 bedroom home that had a tandem two car garage on one side and a one car garage on the other, openings facing each other. The HOA rules had very stringent street parking restrictions. First offense a warning, second time your car was towed. No additional parking in the PUD was available, and none on the proximate access boulevard. There was only enough room to park two cars on the concrete driveway, so constant maneuvering would be an issue.

IMHO the house has a very limited market appeal to families that intend to have teenagers, or those who would like to have company.

For potential buyers it had great street appeal (if you didn’t think about those potential issues), and it backed to a man-made lake.

The home is located in Lincoln, California. (near Sacramento metro area).
