And of course we escalated the costs of disposal of the toxic waste, spent panels, in the future, because we'll be in a "greener" new world and the cost of toxic waste is going to escalate above the non-existent inflation.

On what basis do you distinguish if not production and expectation of savings-

What it commands in the market on sale ! Market value is the translation of buyer view value of a production or expectations of savings into SALE PRICE , and for seller, also price but what is the market exposure estimate the property needs to get that price )

-asking real estate agents? They have never needed to know what they are selling in order to sell.

Indeed, a RE agent does not need to know in detail the "what" of they are selling, but they do learn th market reaction to it in price and demand . A RE agent does not need to know how to engineer a roof, to know how much buyers pay for different quality roofs or newer roofs in an area

Regrading contacting RE agents about solar, there may be a few area RE agents that specialize in it (great ) , a segment of agents with no experience with it ( bad/useless ) and hopefully a number of agents that at some point listed a home with solar or showed buyers homes with it , and they can give feedback about the market reaction ( good )
 
You are speculating JGrant and if someone is foolish enough to believe you they could be in trouble. In the time it took to generate that last self-contradictory nonsense, you could have written them.
There is nothing self contradictory about it. A number of appraisers here recommend valuing it qualitatively ( peer practice ) I just provided more detail about it , and examples of contributory value of a feature to the whole, /principle of substation (what other upgrades a buyer might choose for 20-40 k ) and RE agent feed back and non solar vs solar supports qualitative as would upfront cost vs expected savings

Again, a system producing substantial income would deserve that factored in as an income approach .

The solar system companies come up with a value for their systems based on projected cost savings, but that is their estimate ( and they claim to see it in home sale prices, ask for their list of comps ). They value it on an expectation of savings but that may or may not contribute that same $ amount to the whole of house on sale ( the price for the whole is market value )
 
This is a rather new booming trend, so its worth figuring out now. Its sunny central FL, 2-story 2,650sf home with dual zoned AC systems and a large salt water pool, so yes, I can believe the bill was that high in June.

Unfortunately, this is going to be a market specific factor....and you need more details about solar in your market. Assuming it's grid tied, and if so how are the credits handled? How much is the line fee? Are the credits transferable? Efficiency on the panels? All of it can be different from system to system and utility to utility. There are really so many factors to consider when doing an income analysis for solar it's like going down the rabbit hole.

Even here in the dark north we have areas where there is a market reaction to solar (the more "progressive" towns), but it's not consistent from town to town or even property class and not the easiest to extract.

I have an owned solar sale I'm heading to in about an hour and will try my hardest to lean on sales comparison for any impact on value. May have to go far and wide to find it, but it's really the only way to determine the contribution (or discount factor) of the system with any confidence. At least around here.

Correct....because on a Utility scale it can work to to some benefit. We rely pretty heavily on Nuclear...with Coal as a back-up during times of maintenance. We have a lot of Rural Area also.

My state pivoted hard to incentivizing utility over residential (with grandfathering) which is another reason to pay attention to the regulatory landscape. It is a lot to attend to. Everything is moving in various directions at once.
 
Whats a Shame is AMC's dominate the market so much so that its not worth being "Green Certified"(or whatever you call it) for Residential Appraisal work.

In Charlotte there are not to many New Communities that are progressive on Green Construction. Asheville OTOH is loaded with Green SFR's. So much so that an appraiser could stand out over there and thumb his/her nose at all the Desktoppy/burb it up appraisals.
