VC Sheets and Homebuyer Summary - UNDER CONSTRUCTION

"I will be happy to provide you with the VC sheet even though it doesn't apply to new construction per MR XXXXX at HOC. My fee is an additional $200.
 
John - Thanks for your help, however, the Atlanta office showed me where to find the info online.

Ben - I tried to fax and/or tell the mtg. co. to tell the uw where to find this info. They said the UW is wayyyy too busy to get into this with me. haha Maybe they will not be so busy when their "other" appraisers STOP doing the WRONG thing and supplying the VC's and HBS.

David - The mtg. co. will not give me the UW's phone number. Also, their is a "pool" of UW's so I can't speak to one specific UW. ???

RTubbs - I like to eat. I especially like DreamLand BBQ.

In conclusion, I HAVE been speaking with the local mtg. co. processor. I finally got in touch with the mtg. co. manager and we were actually on the same page. The UW does not want the VC sheets. Just a HBS. I do not have a problem with that. However, where I note under Existing/Etc... on the first page.....If it's not 100%.....I put Under Construction. Under age/effective age....the UW wants me to state Under Construction again instead of "NEW". No biggie. Problem resolved. Thanks for everyones input. Talk soon! :-)
 
The FHA Handbook also states that the Appraiser is not to discuss the appraisal with anyone else EXCEPT THE UNDERWRITER.

The real answer here is for the UNDERWRITERS AND THEIR SUPERVISORS TO EDUCATE THEMSELVES. It's part of their job to KNOW and UNDERSTAND the rules of their job.

Thanks everyone for helping me clarify this issue in my mind. I do try not to be confrontational with too many LOs and UWs and will go along with some rediculous requests if they're not too far out. Underwriters that will not not talk to the FHA appraiser are acting illegally.
