Vendor agreements with "hold harmless"

I have been in communication with the Appraisal Foundation on this issue. They consider the report to be transmitted to the client upon receipt by AP. The appraiser is no longer responsible for the report after that moment. As long as I have a clean copy of what I sent, then whatever they do to the report after that is on them.

You arnet paying attention .. if you convert to AI format, you dont have a copy of what you sent via AP. The conversion happened on your machine or at your prompting and you are responsible for it.

Mr. Kinnaird's flowery title and description in his article is quite appropriate http://www.appraisalpress.com/news/articles/ai_ready_xml/ . Although nearly ten years in the process of AI Ready/XML the passage of time does not justify the "rightness" of the act in how a product or service has been presented and applied in the market place.

Keep in mind how true it is and correct Mr. Kinnaird to be that AI Ready/XML is not at all an open standard!

PE posted previously that he c.c. s every report to himself which is a good idea. I used to do that before my software upgrade permitted a different way to save a PDF copy. My question is this to any SFREP users, is there a way to c.c. a copy of an AI ready report to yourself? I don't think there is, which is what worries me.

I use SFREP, when I send a Outlook email I have the email and the pdf saved
in my sent box. Regarding, AI Ready, I've never done one, but playing around
with it, it doesn't seem to be 'printable.' However, you could instant customer
service and they might have an idea.

Offshore, the reason I send it to myself at the same time is that it is stamped with a time and a date and there is no question about what was sent. My machine too saves pdfs and they are date stamped when created, however, I simply email it to myself at the same time as an extra measure of safety.

Excellent. Just because a PDF is saved on your computer does not prove that is what you sent the client. The way PE does it proves what was actually sent to the client, a complete chain of evidence if you will.

The short answer is no, there is no way to save it or print it. After having personally seen what was done to an AIReady conversion, you have good cause to be worried.

I like your idea, PE. Would work for just about anything EXCEPT an AIReady conversion.

Did you notice the FNC agreement for use of the software and they have COPYRIGHT all over the place?:rof::rof:Soooo - copyright is fine for them.......but oh no, not for appraisers. The more I look, the more it is apparent this is a very lop-sided corporation. Top heavy, if you will. Makes aiming at the mainmast that much easier...............

Yes as Mr. Kinnaird references "Open"..........."Open Appraisal" as in open the appraisal and create something different for the lender. Anyone who has attempted to convert back a env file to pdf on the aiready site can see for themselves, PE is correct however whomever clicks send must be wary!
