subject only has 1 2x2 vent in hallway for hvac, would this be sufficient taking into consideration br's with closed doors and bath, room count is 6-3-1.0

Size of the dwelling; known CFM flow rate required = tonnage required - determines where & how the Vent/Return(s) are compiled and size required.

Sounds to me like you need an HVAC specialist in their Field of Expertise; it would appear You Underpriced what you took on as an assignment.

If that is the return it is probably OK. Then you have smaller vents on each room. Ours return is about that size and in the hall.

** Permanent heat source ( YES ) and be done ** Does it meet today's standards probably not so you can make it subject to a HVAC contractor inspecting the system or you can do nothing. Even FHA allows the older systems listed below.

1- Wall heater-No vents in bedrooms or baths - OK
2- Floor heater-No vents in bedrooms or baths -OK
3- Wood or pellet burning stove- No vents in bedrooms or baths -OK
