Verify that I am the assigned FHA appraiser

I usually get a copy of the paperwork the lenders get from HUD showing that I am the assigned appraiser for that order.

I have a lender that says he will give me the case number but he never gets the paperwork showing an assigned appraiser and therefore can not give me a copy for my file.

Is there a place at HUD that I can go online or call to verify that I am assigned to that case#?

Why don't you know your HOC phone numbers and call them? I don't see how ANY appraiser taking FHA assignments can function without knowing what HOC to call for information

P.S. Come on... You KNOW this cough, cough.. "lender" is playing games. It is called "wait and see what the appraiser comes up with for value so we can circle file it if we don't like it" ... I sure hope you are requiring payment in full up front.

The lender is an absolute liar, they log onto the FHA CHUMS system (which is a internet connection to the FHA used by lenders) and they instantly are able to get a case number and then they download the form showing the case number and assigned appraiser and place it in the loan file. They cannot get the FHA to guarantee the loan without this document in the file. I know of these things because I worked as a loan officer for 10 years before becoming an appraiser.

What the lender is likely doing is trying to get you to do the appraisal without the correct case number to see if you hit the value. If you hit the value, they will simply call you and say they gave you an incorrect case number and ask you to correct the case number on the appraisal report. If you come in lower than the value needed, they will simply throw your appraisal report in the trash, refuse to pay you and then get another appraiser to do a new appraisal.

He is full of shyte...

my philosophy is... no no copy for my file, no appraisal for you... I have never had anyone refuse to send it to me

What did I write in another thread. Skip has found a home and its called FHA any one doubt it. The slime bucket, egg sucking, bottom feeding, dung beetles are at work on the FHA system.

What will it take two three years before all the dung beetles surface and we the tax payers cause the goverment to print more money to cover the loss so all the Mortgage Brokers will not smell to bad. Heck just like the president of Ameriquest, may be they can get a high paying goverment job in some country so the law can't reach them and people can't ask to many questions of them. :peace: m2: :peace:

They can't get a case number without an assignment letter.

Patti.....Your client is probably a mortgage broker working through an FHA approved mortgage banker or bank. The mortgage banker will have that paperwork. You should know who that banker is as, eventually, they will want you to list them as your client. FHA will not insure loans originated by any entity other than an approved mortgage banker or bank.
