BTW, EAs are assignment specific. As opposed to being common for all such assignments, which are more commonly just characterized as standard assumptions. All assumptions prompt for disclosures, so there's nothing unusual about the disclosures being used here.

What I found interesting is that appraisers report their fee is $500, but I didn't see a question about the number of appraisals per month. I did a survey and as I recall, most appraisers said their income was down 40%.

So the Fed reduced rates 75 basis points and the housing market got 7% mortgage rates, again. And one week after the election, Powell's saying there will will not be another rate cut.

I have seen PDR with incorrect county records info, like year built, etc, incorrect photos of the subject, missing rooms on the floor plan, etc. But as the appraiser you are required to use that bad information. If the data collecters were trained and licensed I would maybe consider them.

If you're referring to a lender or GSE operating an AVM, they are neither developing an appraisal nor are they operating as an appraisal company, which by definition is in the business of appraising for other users.
