How about if they call it just surround? :rof:

Cause when you have a "claw foot" tub that sits on it's own legs in the room, there is no surround, but there is still wainscot from the floor up to about 4 feet. :rof:Might even have a chair rail and wall paper.

OK, you're right let's be correct in .001% of the properties instead of 99.999%

Wainscoting doesn't have to be wood; it can be any number of materials. I've seen everything from seashells to marble (complete with marble trim and base paneling).
 
From THE REAL ESTATE DICTIONARY, Fifth Edition, copywright 1991, page 167;

Wainscoting -- the covering of an interior wall with wood (usually panels), tiles, ect., from the floor to a point about half way to the ceiling; the remaining portion is painted, wallpapered, or covered with another material different from the lower portion.
 
Because the word "surround" by itself is a verb. Its use in the form requires it to be a noun. LOL

Sure it's not an adjective as in surround sound system?:laugh:

It is the tub/shower surround. Wainscot is wood panel capped w/wood trim usually, but in a bath it refers to the surround.
 
Make it simple. It is the area around the tub and/or shower. Thats what the people want to see. They do not care about the real definition.
 
And then you get the house with 5 baths and every bath has a different wainscot material.
