Homes in Livermore area is new Silicon Valley. Companies moving out of Oakland and to other side to Pleasanton/Livermore area, desirable area with million dollar homes common.
And the poorer folks moving out of Oakland to poorer suburbs in Bay Area.

"Wells Fargo has been cracking down on loan officers in the past few weeks over allegations of widespread abuse of appraisal waivers in the past two years."

"One loan officer with direct knowledge and another who was briefed on the numbers told Insider that two mortgage retail sales senior managers in the San Francisco Bay area, Jim Lew and Jarod Johnson, fired approximately five loan officers in their area. Another estimate suggests that 12 to 15 people were fired across that region two weeks ago."

That sounds like a business to invest in.

The KEY is High Quality Appraisals - provide the monitoring and measurement devices for the system.

And this is an important indication that waivers can cause problems: Indiscriminately giving out loans to incompetent owners will cost more in the end. Investors will learn to discriminate REITs by quality. A good, solid REIT could be an excellent investment - although without high-quality appraisals and contractual safeguards from owners, the quality of REITS could be very limited. Going into the future, change is expected.
