Looking for some feedback. I am a seller, or at least I hope to be. I have a buyer who agreed to pay a certain amount. She ordered an appraisal and the result was $16k less than the agreed upon price. Now, I understand that Sellers value their own home perhaps more than perhaps they should but I think there were a couple significant errors in the appraisal and thought I'd run this by anyone who could help me ease my mind.

The appraiser found another condominium in my development that has the same first floor plan. Both of us have basements. My basement is partially above ground with a sliding glass door out to a covered concrete patio. There are two full-size windows that look out ground level. My basement was finished off to local code by a contractor. I had uninsulated walls insulated, created a utility room for the water heater and furnace and added a sprinkler head and extra electrical outlets. The main room has heat and a/c vents, carpet and track lighting. The other comparable is a below ground basement that is unfinished. Should there be any value given to a walk-out vs. below ground. Should any value at all be given to the finished work compared to unfinished?

FYI, both of our homes have the same layout, same condition inside although the other one has a fireplace. Two thousand dollars was subtracted from my appraisal because I do not have one.

Any thoughts?

It sold for $2000. more than the appraised price of mine.

In other words, no value was given to mine for having a walk-out, finished basement.

Sorry, I didn't answer your question correctly. The contract on mine is for $219,000. The appraisal came in at $203,000. The other condo, with a fireplace and without a walk-out to a patio and with an unfinished, fully below grade basement sold for $205,000.
 
I might not agree with the appraiser. Frankly, in my region a fireplace is a non-event. And if you think it badly under-appraised I would simply hold my ground and wait for another buyer.
 
Is there any adjustment for the basement differences?
 
I would discuss with the buyer that the appraiser obviously forgot about the finished basement and the appraiser should be called and asked to correct his mistake.

I find it curious that folks are even commenting about it in a manner that makes it appear it would/could/should/might/maybe/etc. add $16K to the appraisal.

I have seen many basements that are finished and the value far exceeds $16,000. If the basement doesn't add any value then the appraiser should have stated so in the report. If the appraiser did not address this issue then I think the report should be clarified.

The person who ordered the appraisal needs to get clarification as the report is not complete.
