Wanted - M&S Res Cost Handbook

Admittedly few can do a creditable cost approach--too many have to rely on a "made-up Cost Approach."

As JTip pointed out, the book would only be helpful to you for a month or less. Cost updates which come with the subscription are a necessity.

I did a review the other day where the appraiser quoted cost figures from the M & S for $136.00 for good condition that did not match the M & S ($40 too high), but stated the cost for the attached two car garage was $5 per foot ($25 to low). Please don't make it too easy for the reviewer. If you are going to do a cost approach, do a credible one or not at all.

Just received my latest updates and noticed they have a statement in the attached letter.

Q: When using the RCH to complete the cost approach, is the "costs as of date" the date on the bottom of the page for a given section?

A: No, the date on the bottom page is the date of the base costs for a given section. The "cost as of date" would be the date of the Current Cost Multipliers which is applied from Section F on page F-1.
