Why does the 1004 have a check box for a washer & dryer? Its personal property, isn’t it? I’ve never seen a built-in unit so why would this be on the form? This is kind of a silly question but does anyone check it off and why?
 
I used to put a "P" in the check box if washer/dryer/fridge was there indicating that it was personal property. After all, it is there, shouldn't I mention it? After a while though, I decided that putting anything in those boxes may be misleading because it could give the impression that I was including the personal property in the value.
 
:shrug: gotta agree on the silliness of putting the checkbox there - why not include all the OTHER items that might or might not be built-in, not built in or whatever. liek lawnmower, boat tractor and D-9 Cat? (locational difference folks)

I check the box, then state I din't give them any value and assume abandoned without warrenty as per contract.
 
Sometimes it is normally conveyed in condominium units around here. Refrigerators are something else. We normally find built-in refrigerators that are considered part of the realty, not something to be removed.
 
That's in case the washer/dryer belongs to the condo project. If it's personal property, I put a 'P' in the box.
 
Well it seems silly. BUT, In can cost a lot to have the hook ups installed with plumbing, electrical, sometimes gas and venting. Definitely a negative in our market if there are no hook ups. The box should ask for hook ups not the actual appliance.
 
I've actually had one occassion to check the washer and dryer box. They were installed under the kitchen counter beside the dishwasher. At a glance, it looked like three dishwashers in a row. Owner said they were imported from Sweden as I recall.
 
I've never had one in the kitchen, therefore the box remains empty. I can't get over the fascination of does it have a disposal!. Bir ticket item, NOT. :shrug:
 
I had one home that the washer, dryer and refrigerator were
staying with the property due to negotiation on the buyers
part.

The W/D were only 2 months old and these buyers were
nickle and diming the sellers to death.

So the boxes were not marked P as we normally would.

In the end, they backed out on the deal (the buyers) and lost
their depost.

18 yrs in appraisal and I've seen exactly one home with a built-in washer and dryer. I'm glad I got to check that box once in my life. :D
