Got an order for an FHA appraisal of 6500 W. TR 174, Kansas, OH 44841. Currently, the auditor data (PCL#: H28-0004-5352-0000) indicates this dwelling is a modular. Homeowner swore it was a modular, but the HUD tag# NTA 723243 tells a different story.(HUD tag is on the lower left of the front of the dwelling) I have a suspicion that the owner may remove the tag and try to pass the dwelling off as a modular instead of a double wide. I contacted the auditor's office and suggested they update their records, but I'm posting this so if any of you get an order to appraise this property, it's a double wide not a modular.
 
A mtg broker called my office on this one. We knew it was a manuf dwelling prior to quoting our fee. He didn't like our fee.

Some of those auditor cards are really misleading-especially in Sandusky and Seneca Counties, but last week I was surprised by one in Ottawa County (had it identified as site built, but it was a re-sided doublewide.) It's really difficult for the property owner, and the loan officer, to figure out what is what.
