oh, i see now. first thing id check is if water and sewer come down minnieville and front your lots. if so then check the tap fees which should be about 6k to 7.5k each. call the pw co service authority and they should be able to tell you. Customer Service: (703) 335-7950

Having spent my HS days in Dale City in the 70's, I drove down Minnieville Rd and Spriggs Rd on the way to Quantico many a time back then. I'm kind of surprised that area hasn't been completely developed. It's been decades since I've been that way.

No, not all developed yet, but there are some large newer subdivisions being built out. County has a 10 acre minimum for new A zoned lots, trying to keep the area west of 234 more rural, no water or sewer to go in there. Its growing, hence the eminent domain work, which is what I do these days.

How do the respective costs to connect to public utilities or to install private well and septic systems compare?
 
Still there. Has a lot of commercial appraisers these days.
