Ways To Improve The CU Score

Hello everyone,

I read somewhere that fewer comps tends to yield in better CU scores. The premise I guess is that there are less comps (opportunities) to decrease the score. Often I throw in a comp simply to bracket a line item. My question is this true and if so are there any other helpful tips to ensure a high score?

That is not true from what I have seen looking at the CU reports - Unfortunately Fannie-Mae does not give the underwriters or appraisers a method on how they derive the score and sometimes you review an-appraisal that scored a 5 which is considered a very high risk appraisal but with 1-2-3-being good and 4 & 5 being high risk. The problem is in theory rural and complex properties are most likely to score 4 & 5s which are considered high risk but then all the sudden a cookie cutter tract home with tons of similar age and size properties gets hit too so that theory doesn't always hold water.
 
the only fact i know about CU is that if a report is marked as anything other than "as-is" the score immediately goes up to a 2, meaning you lose 20% right off the top.
 
I don't really care what my CU score is. If I used older comps I'm sure it would improve because that seems to be where CU's head is at.

I agree. I can't help it if comps are really limited. You can only work what's there. If the CU score is high, that's telling you there is a higher risk. It has nothing to do with the quality of the appraisal.
 
Old time appraisal adage... "it is what it is". Sometimes you just can't make it a perfect report. I quit worrying about the CU rating a long time ago. Just do my best and let it go from there.
