We need to clean up FNMA and Freddy

The GSEs should copy the VA's appraisal system. That would all but kill AMCs that depend on skimming 50% of the fee and the national firms/AMCs with staff cornering markets.
If CFPB just said separate fees which they have the power to do on truth in lending disclosures, appraisal management companies would be like a pack of coyotes fighting over a rabbit to lower their fees.

It would solve the appraisal fee issue.

It would solve new appraisers coming into the industry as appraisers once again would be able to open fee shops and thus, train appraisers.

It would solve quality issues (hopefully) as once again, appraisers would have to submit samples to the lenders. Yes, lenders would have to have Chief appraisers on staff once again. Their responsibility anyways.

I thrived in those days and enjoyed appraising. The AMC model sucked the life out of me.
Dude - I lived through that. I think we, as humans, have a tendency to recall past events more favorably than they actually were. The MB world was an utter disaster - as evidenced by the crash. Appraisers were under constant pressure to make values, were removed when they didn't, were left with thousands in unpaid invoices with no avenue for satisfaction - other than throwing folks out windows. As jacked up as the appraisal world is RN, I still prefer it to those slimeballs.
 
Here is my wishlist:
-HUD must stop providing grants to fair housing organizations that are used to ensure appraisers in bogus investigations.
-HUD must clear the backlog of pending investigations against appraisers and stop blackballing FOIA requests seeking more information on these complaints.
-FHFA must return to the previously established LTV ratios for appraisal waivers.
-FHFA must study disparate impacts of GSE appraisal waiver programs on minority borrowers.
-FHFA must study whether sales that were granted waivers have created self-reinforcing pricing trends (e.g. “data cancer), resulting in reduced housing affordability.
-FHFA and the GSEs need to revise their research on appraisal disparities and appraisal gaps to accurately account for seller concessions and overzealous bidding by first-time homebuyers.
-PAVE must be dismantled. Whatever effort was made by the government to erode public trust in appraisals must be countered with efforts to restore the public trust.
You might want to reconsider, or you might get your wish but not how you think. Trump does not like appraisals or appraisers. Have you forgotten Trump Tower and Mar-a-Lago? He might eliminate appraisals altogether. Appraisals are total BS, according to him

they have been calling appraisers racists the last four years...it is hard to sink below that level

still pushing the mb appraiser big lie...surely it couldn't have been the no doc loans...anyways with todays prices, 2006 looks like the floor :ROFLMAO:
