We bought a mfgd home in 2002 and put it on a trailer court spot (wheels left on, no installation) until permanent location was ready for it, about 8 months later. Are we disqualified for FHA or IHFA loans?

Are we disqualified for FHA or IHFA loans?

HUD doesn't approve loans but they do have minimum property standards (new construction less than 12 month) and minimum property requirements (existing construction.) A lender wanting to make a loan insured by FHA has to go my MPS/MPR. FHA will not insure a manufactured home which has be moved from it's original site. I assume you have a two section home (sometimes called a "double wide") and the sections were delivered and set up at the mobile home park. The sections were joined together, the sheet rock on the interior was completed between the two halves, the outside finish work was done, and it was connected to the park water, sewer and power.

IMO that would disqualify for an FHA and Fannie Mae insured loan. But you should get something definitive on this from each of those agencies.

While it is not a definitive factor, I am curious, did anyone occupy the property while it was located on the temporary site for 8 months? Were utilities hooked-up?
