Weird Properties

why does 1 in 3 properties turn out to be weird? Or maybe is just the assignments I get- always some little "surprise" found on inspection that turns into a bigger issue once the comp search is on...
 
I'm fond of saying, Ms. Grant, that "there ain't no easy ones no mo!"

Every property is screwy in some respect.

The other factor, depending on where one works, is the "easy" ones are being sucked up by 'staff appraisers' working for the various AMC's. The tough properties are left over...........and thus we should NOT discount our fees just for the privilege of doing headache properties.
 
Actually there were few weird properties 20-35 years ago because appraisers were allowed to do their jobs but then came Fannies UAD and every tom-dick and harry is a reviewer and the only thing many know is can you get us three model matches because after we ran this bad-boy through the Big Green Machine it blew up and scored a 5 which means Fannie hates the property - Please tweak this appraisal so we can get it down to a 2 or 3 otherwise we are scared to fund it :) LOL
 
I just got two garden variety 1400 SF houses in an estate that were built at the same time and the same comps will work for both...that's rare for me.
 
Two Matched pairs that won't work-- You need to bracket these with some oddball comparables.
