"IT" is a 1950's waterfront cottage on a hillside that had a ranch/rambler style addition tacked onto the end of it in 1980. The ranch portion is one level higher up the hill than the cottage. The ranch has an offset roof peak with clerestory windows, the cottage retains its original roofline.
"IT" is eclectic, a hodge-podge, and UUUGGGLEEEEE. But I can't stick UUGGGLLLEEEE in the space on the URAR. This is not for a lender, so I don't have to worry about that, but I don't want to be really impolite to the homeowner. It's already bad enough that I'm figuring the remaining economic life is next to Zip and the house retains value only because of it's location on the lot closer to the shoreline than is allowed under current regulations.
Yes, it's still habitable. But it's located on very expensive waterfront and any buyer would start ripping that house down to the stud walls in a Neeeooo Yahk minute.
So, HELP. Whada I call it?!
