Vet was nice enough to let me get there early due to like extreme weather conditions.

Huge house out of this world. Pool, etc etc.

I don't know their nationality. The woman is the vet.

Immaculate house and all kinds of upgrades.

Her son was taking dog with him when I got there early. She walked out the door and said don't lock the door when you leave. It is all yours.

Cameras everywhere and she can lock the door from cell phone. Very nice vehicles they left in.

I didn't speak with the lady except thank you.

Whatever country they came from, they got some money. She was cute too. Lucky husband.

Then I I had another big one and I sweat on it pretty bad. It was big house too but vacant. I don't worry about sweating when the house is vacant.
 
VA don't pay enough on houses like this one. It should be at least $1,500.

You can bargain with lender but the vet and lender have to agree with fee increase. It works sometimes. I didn't try on this one.

The problem is respa, the lender is held to the original appraisal fee given the borrowere.

It kinda is a federal respa offense to raise fees after quoting them. And respa has a big stick to beat you with.

I have no problem with respa. I could have negotiated fee increase with my client.

I take full blame on that monster I inspected yesterday and not negotiating new fee.

I do have problem with commingling fees between appraisal management companies and Appraisers.
 
Don't sweat it, your fee is fine. Just think about how many 900 sf ranches on .20 acre you get at full fee. It's worth taking the good with the bad.
 
Heat index was probably only about 110 today. Air you can wear. It is the humidity that makes it so bad.

They made up for it last few days. I had three easy inspections yesterday. The only bad one was an old small house that had a finished attic upstairs that was all cut up and highest ceiling height is like 6 ft 1 inch in the finished attic and that 6 ft 1 inch ceiling height is not even 50% of the room area. It slopes to 4 ft knee wall in finished attic. It won't be considered GLA. I started at 7:00 on first inspection and had taken comp pictures of some on the 1st house before the inspection and then just kept rolling. I was taking pictures at like 6:30 am on comps for 1st house.

It was not bad yesterday morning here. It was heat index over 100 by the time I finished the last inspection and still had to go take pictures of rest of my comps. I was through by about 2-3 pm and headed home. Had A/C running wide open in car.

I had 3 to 4 hours of just driving time not counting subject inspections.
