What a Loan Officer Should NOT Say To an Appraiser

My policy is "take a flying #$%! at a rolling dount".
Or for you country folk "take your orders and shove them". :twisted:
 
Here's one I just got yesterday....
"OH, I'm glad you called! For some reason the homeowner isn't returning my calls anymore, so I won't be able to pay you for the appraisal you did on her house because apparently she doesn't want to close on this deal. Maybe you should call her...she seems to like you...and see if she will pay you. By the way, could you please ask her to contact me?"

I could kick myself for not demanding COD on this one. I had a sneaking suspicion there were going to be problems based on the way the homeowner talked about the LO. My first hint was when she asked me what I thought of him (I hadn't done business with him before, so I had no idea) and that she thought he was a weasel. When I delivered the appraisal to the guy (first time I'd ever met him face-to-face) he asked me out to lunch (definately a weasel, easily identifiable due to his wandering beady little eyes), which I didn't hesitate to decline.
From now on it's COD, no exceptions, for anyone that isn't a regular client.
I'm going to have to battle for my money on this one. The LO told me point blank that he wasn't going to pay me if he wasn't making any money on the deal.

Hello? Banking Commision? I have a complaint to file.

Hello? Better Business Bureau....

Hello? District attorney?....

And try to find out who he works for besides himself.

Them: "Do you have any better comparables?"
Me: "OooH! You wanted GOOD comparables. You should have said that when you ordered the appraisal. I have better comaparables but I save them for my better clients. If you want better comparables it will cost you more. You have to pay for quality." :roll:
