What Constitutes A Pud?

So, here is how this is playing out. This was received from the AMC:

"In regards to changing appraisal to state in a PUD: The previous mortgage was in a PUD. We understand the guidelines but need to match as it was previously. Please change accordingly. Thank you."

Bylaws have been reviewed and provide for a $15 yearly fee to remain in good standing. Not paying the fee means losing the right to hold a position on the board, or to vote. That's it. So fat they've sent half a dozen emails, and have called several times.

Reply to AMC: Previous mortgage/appraisal was incorrect. Have AMC send stip to previous appraiser, in order to correct erroneous appraisal. Why would I jeapordize my appraisal license with an improper appraisal report so as to be consistent with a faulty appraisal? :)

Seriously. This is what we get from almost completely unregulated, untrained, unqualified people having permission to handle, review and process documents relating to confidential transactions. Almost like TSA at the airports with regards to power vs. competence.
 
If I were in your Tony Llamas, my focus would be on the client you have and seek to upgrade the client. Distraction of the competence of TSA would be secondary while finishing the appraisal, unless I was flying anywhere soon.
 
Classic mis-use of the term PUD as far as I am concerned; however, it is what it is so go with it. Mandatory dues = PUD.
