Haven't been able to post here in a while.
Suddenly have a rash of pre-paid (by consumers) appraisals whereby the report was NEVER delivered. Do you all understand how hard it is to get paid for completed appraisal work? Now I have licensees taking payment and producing nothing for private individuals. Well...good luck with that. That nonsense has to stop. And...it will. This is a fine-type offense and a website sanction. So, by all means...keep it up.
Believe it or not; I still have licensees that refuse to cooperate with the Division by providing the report we request. Again...good luck with that. Aside from a slam-dunk ethics charge I merely subpoena the lender for your report. I really don't understand this strategy.
Again...boilerplate crapola ends up on my desk in the form of a complaint. For instance...a simple 2 bedroom condo with 1.5 baths...ends up reported as having 2.5. How do I know? I got in the other day. That was easy. Then...the sketch has 4 bedrooms and only 1 bath. Say what? This is Settlement Conference stuff. If you want to spend $20 to park downtown...then two hours explaining this to a board member and possibly paying a lawyer on top of it...keep it up...just do what you're supposed to do. Geez.
 
We have had issues in the past where the homeowner has paid us for the appraisal and the client refuses to give them a copy. The homeowner calls us looking for a copy and doesn't understand why they don't own the appraisal since they paid for it. Now the receipt we provide clearly identifies the client regardless is of who is paying. Can't imagine a reason why an appraiser would not provide the appraisal to the homeowner if the homeowner is a client. Just bad business, I guess.

PS I had three assignments downtown yesterday and met my monthly quota in parking expenses, $28. I will add the parking fees onto the fuel surcharge my clients are graciously providing (lol).
 
Oh, I can imagine why they wouldn't. Self preservation, even if it's short term.

What I admire is that, if nothing else, these guys actually collect!!

That is just crazy. I'm glad you're not taking it lightly. These people need to go. It's disgusting.



Speaking of parking. I took my California cousins down to the Pier and the Park yesterday and it was $24 bucks.

To those in trouble....perhaps you can get a discount stamp from the board during your hearing for parking.:rof:
