I have a message from an UW who wants a 442 w/photo for installation of some rear steps off a sliding glass door.

I think he either wants wants me to require steps be installed or he required the steps to be installed and wants me to check it out. In the first case, this would not be the way that I appraised it so the report would have to be changed to "Subject to" and a compliance inspection fee. In the second case, no changes would be made to the report; only the compliance inspection.



I cannot find a 442 in my forms list. (Maybe we have an old UW here)
 
Richard, that's the old Freddie numbers for a "Final Inspection".
Just give them the standard "Satisfactory Completion Certificate" that comes with your software.

Unless it's a FHA....

Yeap, I'd say that's likely. You said something in the report about the stairs or took a photo, and didn't make it subject to repairs, but the UW wanted it fixed. Not a big deal, that's their call. Just go look at it, take a photo of the stairs, and give them the "final". No need to change your report, it's just an UW thang. ;)

Did you turn in a report with a porch in a photo without steps?

You're slowing down, fellow.

Just give them the 442 and a photo and a bill and call it even.

An egress to a house without steps is a hazard.
 
Thanks. That explains what the message was all about.

Yes there were no steps off of the back doorwall. The report was ordered to be "as is" so I considered the lack of steps in my value but when I do that, I don't make a big deal out of it. It is a recreational property and fairly new. We get that up here where the winter sets in before decks, steps etc can be finished.

When they want the report "as is", they get it "as is".
 
When I have gotten similar requests for an appraisal that was completed "as is" I have added comments on the 442 similar to "Rear steps have been installed since original effective date and were observed by the appraiser at clients request on 06-01-2003, see attached photos. Opinion of value in the original appraisal was based on an "as is" condition on the original effective date." And then attached the invoice.
 
Thought a 442 was an engine in an oldsmobile. Yep I am old enough to remember them! :rofl:

Satisfactory Completion Certificate...my software has several different ones including one with a photo block.

We are limited by the VA to $75 for a final inspection and certificate.
 
Talked to the lender today and she thinks the UW is sort of old. (No reflection Mike)

She says the steps were required by the UW and they will be put in this weekend. She wants me to go Sunday evening and take my picture.

$75 just might cover it. If I do the inspection Sunday evening, I'll wearing my waders on my way to the river for some evening fly fishing. The house is only 2 miles from my house and nearly right on the way.

Wish they were all that easy.
 
What's a 442? Mine's a 1972 convertible Oldsmobile with a 455 ci engine. Only drive it a couple times a year. I'm the third owner. Although mine has an automatic transmission, the designation 4-4-2 originally stood for 4 barrel, 4 speed, dual exhaust.
 
I charge $100 for a 442 and would NEVER and I do mean NEVER look at anything on Sunday. Appraisers need one day a week off. I know one that takes Wednesday off. Spend it with tha family, in church, at the opry, on the golf course, at the fishing hole anywhere. But pick a day off and stick to it.

Remember to charge at least enough so they won't ask for another 442.
