What is an "AIR Cert"?

I received a request from a lender for an "AIR Cert" on a residential report I completed a few weeks ago, but I have no idea what that is. Other than stating that, yes there was air in the home when I walked through it, I got nothing. Anyone have a clue to what this is?

It's an Appraisal Independence cert
 
I do not think there is an official "AIR Certificate". It is probably some BS an AMC made up to differentiate themselves.

Many lenders want a comment regarding the appraiser's independence.

Those certs should be for the lender or AMC, not the appraiser
 
Ah, OK, that makes sense. If the client had spelled it out instead of using an abbreviation, I'd have known WTF they were talking about. I think this is the statement that they are looking for, "The appraiser certifies that the lender or the AMC did not improperly influence, or attempt to improperly influence the outcome of this appraisal report by doing any of the items prohibited by Section 1(B) of the Appraiser Independence Requirements, effective 10/15/2010."
Golly, must have the proper verbiage within every report now a days, or underwriters go bonkers.
It almost makes me long for the old days, with mortgage brokers screaming at me that I "Killed their deal!". Yeah, not so much.
 
Be careful because the AIR also applies to the things you have no control over.

The second page addresses. I state the appraisal is in compliance with AIR on my end, but the appraiser assumes the lender/client is also in compliance with AIR.

The appraiser, in response to the request, should direct the folks making the request to the appraiser's certifications.
 
"The appraiser certifies that the lender or the AMC did not improperly influence, or attempt to improperly influence the outcome of this appraisal report by doing any of the items prohibited by Section 1(B) of the Appraiser Independence Requirements, effective 10/15/2010."

Funny, the AMC whos review appraiser who asked that I change my value to equal the pending sales price did not require an AIR certificate.
