What is going on with all the cancelled orders

Seems they have no respect for our time. They want fast turn times so we have to start working on the file right away, then they cancel with no repercussions. Unfortunately, appraisers have trained them to think this is okay. In the rest of the world, cancelling a contract is breach of contract and there are damages due.
 
In the past, a good deal of cancelled orders has usually coincided with a change in the market.
 
There was a time when it was appropriate to charge $25.00 for receiving an order ..

Nope, not now, too many appraisers call it client service. They do many things in the name of client service. Just like toilit paper is a client service provided to you at gas stations, fast food joints for you to ..................
 
Ten to Twenty orders a day ... 50% cancellation rate ... = Five to Ten Orders a day .... 25 to 50 orders a week ... I see some major exaggeration here ..... care to expound on that??? Are they all or even the vast majority "restricted use" reports?

Don't know Dave personally, but I have gathered from my limited interaction in his threads he works or owns a good sized organization.... 5 to 10 does not seem like a lot per day for a good sized company... 5 or 10 for a one man shop on the other hand would be insane, I think.
 
5 to 10 for us is nothing. It's hurting us, actually. We used to get, up till recently 20 to 25 a day, and all was well with the world. But, proportionately, I'm sure we're no different than any of the lone person appraisal folks out there; it's getting slim for us all.

I think the problem lies with the loan officer. As tight as loan origination is right now, many have gone back to......."Throw enough s*** against the wall and some of it will stick."

About half the orders I am getting from mortgage brokers get cancelled. FHA orders are holding pretty steady with no cancellations so far.

We're noticing the same pattern, as well. Which is at least a good thing, the FHA, that is.

It shows that sometimes bigger isnt better ... and I would like to ask you a question Dave. Earlier you said you were seeking "contact" ... of those that "contact" you ... what is your conversion rate if you can share that.

Also just as a point of interest, excluding the most senior, what is the average number of years your appraisers have been certified.
 
Lots of questions. I am not going to answer, as the private believes any answer provided to the [SIZE=-1]sergeant[/SIZE] will only cause the [SIZE=-1]sergeant[/SIZE] to slap the private harder.
