The new Fannie Mae Guidelines define modular homes as homes built to Uniform Building Code. Which is not always true, because depending on location, BOAC or CABO or another building code for site built homes applies. Also Fannie Mae in the new guidelines, no longer requires for modular homes the documentation that is required for a home constructed to HUD building code.

Also the website for Manufactured Housing Institute has the definitons very well spelled out. A link to their web site is at the end of my article posted at naifa.com

You were right, thanks. I checked the Fannie Mae site and found the definitions. They even more or less match the definitions I've been using for the last ten years.
 
JOANN: I just read your article and it was excellent. I tried the links and got an error message on every one I tried. The message says the page no longer exist.
