Let's just say for sake of argument that all the work which they have done has been SFR mortgage related. Out of the blue comes this request. Now the appraiser believes they are qualified and competent enough to determine market value for the subject however, red flags go off because they realize that, after reading the current 1004 form, things don't fit. So they come here, and while getting some good responses, also get mauled by a bear, hit upside the head by a potato and pecked by a duck.
While I agree with the possible concern which they should have about potential court appearances, the question appeared innocent enough.
Webbed, not to pick on you, as I do respect your input here on the forum, but at times I feel like we can't communicate clearly enough to you. I watch enough of the various news programs and have seen and participated in enough debates to know that, if looked for, one could find fault or a different take on most things written or spoken. While at times further clarification may be required and at times what is said is pretty difficult to look at any other way, sometimes one must refrain from assuming what someone else meant.
