What is the correct form to use for a divorce appraisal?

Joey: We use the generic form (if you have alamode). I would be sure to take a lot of photos and do a lot of descriptive writing on the home. Remember, if you get called to testify you must defend YOUR report. The more narrative writing and photos you can obtain, the less chances you will be called to testify. In 25 years I have not been called to the stand to testify about the appraisal.
 
Oh boy, the natives have been somewhat restless. In this case I will give the OP the benefit of the doubt. Let's just say for sake of argument that all the work which they have done has been SFR mortgage related. Out of the blue comes this request. Now the appraiser believes they are qualified and competent enough to determine market value for the subject however, red flags go off because they realize that, after reading the current 1004 form, things don't fit. So they come here, and while getting some good responses, also get mauled by a bear, hit upside the head by a potato and pecked by a duck.

While I agree with the possible concern which they should have about potential court appearances, the question appeared innocent enough.

Webbed, not to pick on you, as I do respect your input here on the forum, but at times I feel like we can't communicate clearly enough to you. I watch enough of the various news programs and have seen and participated in enough debates to know that, if looked for, one could find fault or a different take on most things written or spoken. While at times further clarification may be required and at times what is said is pretty difficult to look at any other way, sometimes one must refrain from assuming what someone else meant.

Besides, if it might involve going to court, you'd be ripped apart by the other side for your license level alone.

Bear, I just find it hard to understand why appraisers with higher license levels feel that at the License Appraiser level that you have no smarts.I have managed to as you put it rip apart CR and CG appraisers in hearings and courts of law. I have found just as much poor work at those license levels as I have at the license appraisal level. Matter of fact you can toss in some SRA's and MRA's as well. Just as I say at my auctions it’s not the paper that makes the horse, it’s what horse can do. Same for the appraisers, you might be book smart and have lots of theory, but you may well suck in practical application of that theory.I can always toss in a roll toilet paper and sell the horse with lots of papers.
 
Ever wonder why some people only post once and never come back here? Cuz they get ripped apart by jackasses that think they know everything. Guess what? I don't know everything, but any time I've done a divorce appraisal, it was on the GPAR form, and when I testified there was no problem.

How about this, just write down a figure on a napkin.

It was a simple question. It deserved this simple answer.
