What is the difference between a gross and net lotsize?

Around here the net is the usable area of the site considering setbacks, ROWs etc. The Gross area is that area that they own, the net is the area that they can actually build on.
 
No matter how you multiply the dimensions the lot size is less than an acre, let alone 1 1/3 or 1 1/2 acre.

This may be a notation left over from prior re-configuring of lots.

Edit: Actually it looks like 1.11 acres after subtracting out the area of the rounded corner.
 
You got me; I'm not sure HOW net can be more than gross... maybe gross includes negative space... is it next to a black hole star?
