....Form 465? Underwriter request on a condo report. :"Form 465 required. More conditions may apply"

I have probably done a thousand condo appraisals through the years and have never been asked. This is for an FHA Reverse Mortgage. That form is not in MY software...at least by number.
 
Form 465 is the Feddie Mac designation for the Fannie Mae form 1073. If you've done a thousand condo appraisals then you've done a thousand 465 reports. Look at the very bottom left hand corner of page one of any of your condo reports.

Well, THAT's what I wrote the report on...a 1073.

I called the loan processor and told her to look at the lower left hand corner of the report.

She was DUMBfounded and apologized for the stupid stip. Almost as stupid as I was for not knowing! Sheesh!!!
 
Next time you do an SFR, put it on Form 70. :D

The "465" Form is the Freddie Mac #, also known as the Fannie Mae 1073A Form (the A is important).

The form is for reporting the Analysis of Annual Income and Expenses/Reserves for a condo association.

I just received a request to include this form with a SFR subdivision that will have an HOA with dues to cover common area maintenance. I don't think it is a proper form for that purpose, but need to check further with the client AMC.
 
Dave - I could be wrong, but I think the following is correct:

The Freddie form 465 is the equivalent of Fannie 1073

The Freddie form 465 ADDENDUM B is the equivalent of Fannie 1073A
 
I stand corrected. AJL is correct in the form # for the 'Analysis' form.

Life would be so much simpler if forms could have their own specific #, rather than appending "A, B, Appendix, etc." after the base number! But we're talking gubmint, or quazi-gubmint, here.

So...we're back to the original post ???:

Freddie Form # 465 = Fannie Form # 1073........the 'full' Condo appraisal form

Freddie Form # 466 = Fannie Form # 1075........the 'exterior-only' Condo appr. form.

Freddie # 465 Appendix B = Fannie # 1073A......the condo budget analysis form.

Now......back to a ??? I asked earlier...........have any of you used the 465B-1073A form for reporting HOA info in a SFR 'condo' subdivision? This is where the homes are individually owned with the dirt, but a HOA is in place to provide funds to maintain common areas within the subdivision.
