What major appliances are required for a kitchen?

If I remove the appliances from an existing dwelling, it still has a kitchen. Depending on the quality, a set of kitchen appliances... range/oven, refrigerator, dishwasher... might cost $5,000. Another example of over thinking a simple issue.

Appliances are a gray area of personal property, since they are so typically sold with homes, and can add to value ( even though they can be unplugged and removed ) A stove, because it is attached and hooked up into a gas or electrical and exhaust system gets viewed as real property - a regular stove can be $800 but a Wolfe range can be $8000 -in the high end of the market, buyers can expect a Wolfe range or similar high quality..

Appliances are typically written in to sale contracts, and while some houses are delivered with no appliances, that means the buyer has to pay cash to put in their own appliances, whereas when appliances are included, their cost gets rolled into the loan . So while they are technically not real property, they also typically add value to the real property.
 
If as a client condition a stove or lack of stove defines an ADU, the subject can be called a guest house instead. But it is still a separate building from main dwelling - idk how the main dwelling gets passed without having a kitchen? Is it being made subject to install basic cooking function in main house ?
OK you Geezers-The world is changing a range and oven installed or not installed does not make a ADU and if a local ordinance does not allow a gas range & oven -Simply pull it out and cap the gas line but it was always a ADU- Also things are a changing Example: Since I am lazy and now do most cooking I no longer use a Range and Oven - I have Two Air Fryers -One Big Micro-Wave and thats it. If I was single I would have the same thing and place a can on a hot plate. So today-if I walked into a house or ADU and there was a Mini-Fridge-Micro Wave or just a Hot Plate I dont care. Kitchen appliances are all mostly personal property anyways.

Ok - the geezer part is right, but for F/F, it has to have a stove or stove hookup. So it kind of does make it an ADU - at least in the eyes of the agen (oops) enterprises.

The kitchen must, at a minimum, contain the following:
  • cabinets;
  • a countertop;
  • a sink with running water; and
  • a stove or stove hookup
 
There apparently was a time when removing the stove qualified as "removing an ADU." Apparently, there were some problems with this, as now the FNMA Selling Guide expressly says:
  • The kitchen must, at a minimum, contain the following:
    • cabinets;
    • a countertop;
    • a sink with running water; and
    • a stove or stove hookup (hotplates, microwaves, or toaster ovens are not acceptable stove substitutes).
  • An independent second kitchen by itself does not constitute an ADU.
  • The removal of a stove does not change the ADU classification.

The definition of a kitchen is a room used for cooking and food preparation. You need cabinets and a fridge to store food. You need a sink to clean food. You need some counterspace to prepare food. And you need a stove to cook food. Take away any of those things and you have functional obs. and maybe no kitchen at all...

It also needs a coffee pot, toaster, air fryer, and can opener. LOL!

Stoves and refrigerators are personal property. Take them away and you still have a kitchen.
