What "qualifies" one as an MAI candidate or an "advanced" MAI candidate for that matter?

A "candidate" is one who has made application to the Appraisal Institute for membership. You do not become a member until you have fullfilled their requirements.....you are a CANDIDATE for membership.

I dunno about the other. Probably has something to do with how many of the requirements you have completed at any given time.

By "membership" I take you mean "MAI membership" as opposed to someone who is just an associate member? Personally, I am certified general and have taken one of five necessary courses towards becoming an MAI (and then there's the exam and report). So I take it that I am not yet a "candidate".

"MAI membership" if redundant...

MAI stands for Member of the Appraisal Institute.
Once you make application, and are working towards fulfilling the requirements, you are a candidate.

You need 904 delegates in your camp to be a candidate...wait, thats something else..

Mike said, A "candidate" is one who has made application

I've read a few local news articles where a guy says, "I'm
going to be an MAI...." So I don't think you actually have
to make application, you just need to get the "MAI" in the
story and your practically a canidate. And the ones that
said that to the reporter never made application.

Back in the days when I was an SRA candidate, all you had to do was pay your annual dues to AI. I would suspect an advanced candidate is one who has completed most or all of the required course work.

The AI has very specific regulations as to how one identifies their status. From what I recall, identifying yourself as an "MAI Candidate" or an "Advanced Candidate" were specific no-no's. I'm pretty sure the AI's position has always been either you're designated or not, with nothing in between.

That's how I understand it, and it's the same thing for CCIM. Either you are, or you aren't... no grey area there.
