What might you do in my situation?

I'm a certified residential appraiser. I've been doing it since 2010 (got certified in 2019....i'll explain that in a bit). I've been with my mentor and his company since the beginning. Trained with him, I got my coursework online of course and got all of my needed field hours through him. (Between '10 and '19). I'm still with him to this day.

Why did it take so long for me to get certified? Because I was doing it part time as I worked at my full time career. In two years I will be retiring from my full time job (I believe.....if the stars align like I think they could) and go into the appraisal area full time instead. We've had an arrangement where I don't collect the full fee for any job since I do since a lot of the legwork is done by the office manager and then the order sheet and comps are sent to me so after I perform the inspection I write up the report and submit it to get revised before it goes back to the lender.

Comp selection is important....
Why aren't you selecting your own comps after a decade of appraising....

When you go through the whole process of getting orders and boring work of gathering data and deciding which comps to use, you do become a better appraiser.
The ease in providing you the preliminary work has kept you from going independent.
For example, do you know how to get condo information? From some of the posts in AF, some appraisers still don't.

I trained my trainee but did not teach everything I knew especially Fernando way. At times, one has to be creative in getting information on subject which textbooks don't teach.
My trainee after getting Certified License went on own.
During Great Recession, I heard trainee changed career.

Many appraisers including me had hard time. I almost switched career. I was a bad time with we lost our way of doing business with mortgage brokers.
Again not taught in textbooks, I found a lifeline strategy and thrived during that time.
Maybe it was the experience in college which forced me to think outside the box and survive to get my degrees.
