I'm a certified residential appraiser. I've been doing it since 2010 (got certified in 2019....i'll explain that in a bit). I've been with my mentor and his company since the beginning. Trained with him, I got my coursework online of course and got all of my needed field hours through him. (Between '10 and '19). I'm still with him to this day.
Why did it take so long for me to get certified? Because I was doing it part time as I worked at my full time career. In two years I will be retiring from my full time job (I believe.....if the stars align like I think they could) and go into the appraisal area full time instead. We've had an arrangement where I don't collect the full fee for any job since I do since a lot of the legwork is done by the office manager and then the order sheet and comps are sent to me so after I perform the inspection I write up the report and submit it to get revised before it goes back to the lender.
I've been fine with all of this since a lot of the "back office" stuff is being done for me so to speak (interacting with the lenders, setting the appointments with the homeowners, comp selection etc.) and I th
