What might you do in my situation?

Based on the divide in work/responsibility what do you think would be a fair split? 50/50? 45/55?
IDK beaeu it is hard to picture what you do but if you do the inspection and input to whatever degree, 40-50%? Depends what the fee is too of course. 35% of $600 is better than 35 % of $300

Never heard of an arrangement like yours. Since they provide the comps (which I personally think is very strange) and you're not paying for MLS but if you sign the reports and share the liability, 35% seems a bit low.

OTOH, not researching the comps used in your report is maybe unethical or at least a USPAP violation. How can you possibly comply with Std. 1 if you don't research the comps? I would not like to be in your shoes if one of your reports ends up at the state and they ask you "why did you use the comps chosen for the report?"

When you sign the report, you are responsible for the results including the comps chosen.

Again you need to at least try to keep up. I know that is extremely difficult for you since your brain pills seem to not be working. But the OP is not signing the reports
I don’t sign the reports

To OP, I'm curious--if you don't select the comps, are you responsible for deriving and applying adjustments, or are the adjustments provided to you as well?

He doesn't sign?
Then he gets 35%.
