What might you do in my situation?

Hell, I'd go into welding, a one-year course, and you are making $80,000, and that's just for starters.
I could go be a plumber making big bucks but I don't like to encounter physical sh*t in daily work.

a lot of the legwork is done by the office manager and then the order sheet and comps are sent to me so after I perform the inspection I write up the report and submit it to get revised before it goes back to the lender.
Wow.....as ucbruin stated....selecting your own comps is a skill in itself.

What happens if the comps sent to you don't work out? Or, you need a feature that's not present in the comps sent to you? How do you do your Market analysis? Do you have access to the MLS?

My trainee filled the forms and I would correct it.
Trainee knew I would review it and didn't really make effort to see "whole" picture of the appraisal analysis.
We both signed the report and we took credit and the hours.

Many appraisers including me had hard time. I almost switched career. I was a bad time with we lost our way of doing business with mortgage brokers.
Again not taught in textbooks, I found a lifeline strategy and thrived during that time.
Maybe it was the experience in college which forced me to think outside the box and survive to get my degrees.
F, I'm curious: Is your career being affected in 2025 as much as 2007- 2010....?

It's worst.
Back then interest rates were low and people were refinancing.
High income people still had jobs and needed to refinance. It was like a gold bonanza.
Today's mortgage environment is different and require different strategy to get more work.
I'm older (and richer) and don't have the mojo or drive to get more money now.
