What now for CA appraisers?

My bold--great point, I wanted to make sure everyone wraps their hands around this. Another example of appraisers digging our own graves. Why help lenders put us out of business?
The VA treats it as a don't bother the appraiser if it happened after the effective date. Especially, with Tidewater. It looks ridiculous to have all the Tidewater verbiage, but somehow the opinion of value and the contract price match after lowering the sales price.
 
If they insist. I just put a signed addendum at the beginning of the report stating that the sales price was changed after the effective date. That way CU does not pick it up since it is not on page 1 of the URAR. Never had a push back.
If they insist, I tell them too bad. It is what it is, why convolute it with needless addenda. If you are doing what is true and correct, there is not much they can say.
 
Get ready for Cali appraisers to rubber-stamp all sales contracts just like the bankers, GSEs, and AMCs like it.

For me. It is strictly a business decision. Takes less time and effort than bantering back and forth. I have a template. So all I have to do is fill in the date and new contract amount. Takes maybe 5 minutes. Plus everybody is happy
 
What are CA appraisers going to do? If Superman had not saved California in 1978, this would not be a problem now.

They already are as 90% hit the Bulls Eye and in disenfranchised neighborhoods soon 100% will be hitting the Bulls Eye. These CALI appraisers adapt quickly to their woke environment and the ones that dont usually lose all their customers. Purchase Price=Buyer-seller both ion agreement and appraiser is there to confirm their value was the right value. I am only a referee and it's my job to count balls and strikes and to make sure everyone stays between the white lines.
 
I remember getting calls from SoCal MBers before 2007. They had that special attitude and way of talking to appraisers just wanting that 'pre-assurance' the deal would work. The GSE's are now signalling appraisers the same way with their 'studies' and the consequences of not coming up with the 'equitable' value.

Individual appraisers shouldn't have to be dealing with the studies. That is the purpose of the Appraisal Institute and other such organizations. They are CLEARLY not doing their job. They don't represent the appraisers as much as the liberal politicians in Chicago and Washington DC, with their buddies in the FBI, with whom they nurture connections - from what I have heard. They have ceased to be an organization for appraisers. They are minions to the [liberal] establishment, except probably for the heads of major commercial appraisal organizations, whose ongoing support is somewhat critical.

If you don't like the laws and gov't then move to a state where you think it will be better. I did. I left CA 4 years ago and it was the best decision I ever made in my life. So glad I don't live there anymore. Love where I am at and my freedom, plus our governor is a rock star. No stupid laws here. No stupid fees and costs of running a business.
