In lieu of #2 (become competent), you may also engage the professional assistance of an appraiser who is competent and experienced with that type of land, to work with you through the ENTIRE appraisal, including signature.

I can't seem to find such an exception to the Competency Rule in my copy of USPAP.

I would agree that the matter could simply be referred to a more experienced appraiser who could complete the appraisal and allow the original appraiser to assist as a learning experience.

However, if the original appraiser is identified in the report as one of the appraisers for the assignment, I don't see how having another appraiser co-sign it changes the obligations of the original appraiser as set forth in the Competency Rule.

There is a book named Land Valuation available at the Appraisal Institute that would be a good place to start.

Okay, so I turned down the job for the land appraisal. It is vacant land so perhaps I should have been more specific in my initial post. Everything has a learning curve, and this forum seems to be no differentn.

I'm fascinated by the wealth of knowledge here and am trying to get myself to make this Forum my homepage, however, it is a bit difficult not having my own website be my homepage.

And yessss, she was pretty. Of course I'm newly married so I was not paying much attention to that.

Land appraisals have more land mines than you can imagine. Best to turn it down or get a much more experienced appraiser to show you the ropes.

One of the things I would strongly urge you do is associate yourself with an experienced appraiser in your area that you can call on assignments like this. You would not have to turn down the assignment, you would get paid some portion of the fee I would assume, and at the same time you assist yourself in becoming competent.
I find so often that new or trainee appraisers are afraid to ask local collegues for help. Make the associations as they will benefit you for years to come.

As long as one appraiser is competent and experienced, has participated in all aspects of the appraisal, and has signed the report, I do not believe there is a need for additional signers to be competent. This is how many appraisers get experience in doing new assignments. If this were not the case, It would not be possible for a certified residential appraiser to accumulate commercial experience credits toward General licensing or the MAI designation.

I agree totally. I did not communicate well in that last post. I was headed out the door and did not read it carefully before hitting the post button. My apologies.

I intended to point out that if the original poster did accept the assignment, and did associate with another experienced appraiser, then the original appraiser is still obligated to make the disclosures required in the CR.

On a more serious note, I wonder if many or most appraisers get influenced by doing work for a celebrity? Not at all suggesting that of our OP- but one wonders?

Good advice. That would be my suggestion also.

Mine, also. Maybe the appraiser who said he would teach you in one day would go with you for half the fee and advise you how to complete it. If the subject was an ordinary homesite, ready to build on and if there is no shortage of comps in the immediate neighborhood with similar characteristics, I think you might be able to complete it with no assistance. However, if the property is one or more 2.5 acre parcels out in the Antelope Valley where she was promised that it could "easily be divided into 7 big city lots!"......well, you might need the assistance of a fortune teller.
