What the heck is LSPG

Working on a residential review and am trying to figure out what LSPG might stand for???

Under "Design/Style" Subject has "1-Story/LSPG/ELEV"

Comp 1 has "1-story/Sim Elev" $3,000
Comp 2 has "1 story/Sup LSPG" -$3,000
Comp 3 has "1 story/Sim/Sim"
Comp 4 has "1 story/Sup LSPG" -$4,000

FWIW, they all look the same to me. These are 50 year old houses in the $300 to $400 range so the adjustments are pretty meaningless anyway but I would like to comment on their meaninglessness and it would be easier if I had some idea what he was talking about.

Some have suggested the acronym may relate to "Lap Siding" but to my knowledge we have no Lap Siding in the Phoenix market and surely not on any of these homes.
 
My guess is - Landscaping
 
Sorta like IGSP. Around here it is Inground Sprinkler System. But it is often confused with IGPOOL or Inground Swimming Pool. Acronyms are often local creations. When in doubt, ask....what is it?
 
The only thing I found on on the acronym finder sites that might be vaguely RE related is "Life Support Power Generation" system. Is this in a retirement community or something?

Judging by the adjustments and differences, my money is on LANDSCAPING.
 
Wouldn't it be nice if an appraiser explained their adjustments on the addendum page. If I had a dollar for every appraisal I reviewed that said "Equal weight given to all sales due to similar in design and appeal" or some other one sentence for the comments on the sales comparisions, I would have at least 100 bucks. I wish that was a joke but sadly it is not.
 
Why would they put Landscaping under "design-style" ? I think MK is on the right track, the way it is presented, one would think it has something to do with the elevation. Rex might be the one to ask, or anyone else with a builder's background. But then again, I never seen elevation adjustments for 50 year old homes... :shrug:


How about the lot slope? Level with the Street Per Grade ?????? Are some lots level with the street, while others have a long sloping grade or whatever ??? :shrug:

Sometimes an elevation will improve the views. Sometimes elevation will add appeal due to it's more interesting variation.
