What to do about ACI.

I switched to Clickforms this week. Its a lot more elegant than ACI and doesn't hurt my eyes as much as the GLARINGLY bright white ACI forms do. Its intuitive, and if that is your learning style, do not fear it. Also, I want Patricia Guthrie (Bradford head trainer who did the Clickforms training webcast on Monday) to do my tutorial when those (*^$%#! new Fannie forms get excreted all over us. ;) Anyhow ... her webcast Monday was the BEST appraisal software online training I have seen in 22 years in this field. The only thing better were the "in class" training sessions World Savings Bank used to have for all its appraisers ... so looong ago ...

I'll keep ACI for awhile to have access to my comps database photos til it "ages out" and to take my time copying all the "magic language" I have input into all my ACI forms over 2 decades ... I will also keep using ACI Sketch so I don't have to spring $395 for Apex til the ACI subscription runs out (you just right click and copy your ACI sketch and then paste it into your Clickforms Sketch - then manually update the GLA and garage area on p1 and in the Cost Approach sections). So keeping ACI for another year will only cost me about $250 net, as a security blanket. Over time I will also recreate all of my saved ACI drop down common responses in Clickforms - I'm in no rush. But Clickforms is all that I am doing reports on since Tuesday. Carpe Diem!

I have now given away my secrets about how to do this switch. What you do with the information is up to you. :D

No, because appraisers are not racist. The software scans the report when you save it to xml. I just use Inspects Alot to take photos mainly. You can sketch or fill out everything if you want to.

Dude....I was kidding. It struck me funny that your software checks for "bias terms".

So whether you like it or not, your software provider thinks you have the potential of being biased thus, has to check you. So in other words, they're towing the line.

That's f'd up...because as you stated (and I agree with you)...appraisers are not racists.

Do you feel the same about spell check or the UAD reviewer. Same thing just different fields of operation.

A valid observation. But to answer your question, no I don't feel the same about spell check and or the uad reviewer.

Spell check is obvious with no explanation needed. The Uniform Appraisal Dataset is required for standardization in specific fields so everyone is on the same page.....

But a bias word checker? That's going with the current trend that appraisers are biased and can't be trusted to write objective statements within the report.

Look.... the software company probably thought it was a good idea. Maybe you all think it is too as you don't have to walk on eggshells while writing a report.

In my personal opinion.... I find it insulting. If all these reports going into the lenders are "that bad".... then just have us check boxes with no explanation needed.....might as well give us a few comps from collateral underwriter to make sure that the number is right too.

Oh I know. I think it's funny. It actually stops for a second on China cabinet, but you can edit the list. Every once in a while I clone an older report that has master bedroom, so glad it caught it. Don't want any trouble. It only takes a second to go through the whole report. You can turn it off too.
