What To Redact For Sample Reports

Facts are not confidential. Opinions are. To present any opinions, the facts need expunged. To present facts, the opinions must be redacted. Catch-22. Ask for a release from the bank, or create samples using friend's or family homes.
Your opinions still remain confidential if there is no specific property to tie them to, right?
 
Do an appraisal of your own house. That way you don't have to redact anything
Or, simply get permission. Or, treat the request for a sample as an assignment request and provide a report specifically for that client. Lots of ways to ski that cat that are far easier than redaction, IMO
 
My "sample reports" got me my job.

I was rejected by what is now my employer.

Called and informed me they could not make "heads nor tails" of my work samples.

After the conversation went for a bit the comment made to me was, "all the other appraisers do it".

I said they are doing it wrong and could prove such. About a month later they called and asked if I would be interested in coming to work for them.

I said, "maybe".
 
Never had anyone ask for that info and they should know you can't give it to them. I would be very wary if someone even asked me to do it. Any legit client knows what we can and can't do on sample reports.

So you are of the opinion only "legit clients" know the USPAP? That is like saying only "legit appraisers" know lending rules and regs.

Flip side of that statement is that clients know that any "legit" appraiser can easily provide samples that are not redacted in any way and still comply with USPAP :) There are multiple FAQs in the USPAP publication that address the various possibilities.
 
Sample reports have been a thing for a long time. For my firm, I had a letter authorizing occasional use of reports for samples that I would ask one or two good clients to sign annually. It was an easy peasy solution that meant I could have recent "samples" readily available.
