What's the point of take state exams

if HH is selling the answers?

Dear HENRY,

Several months ago I emailed you requesting help with the Certified Residential exam preparation. You promptly responded with the recommendation that your "1001 Questions & Answers" and "Advanced Appraisal Methods" texts would be the best place to start. I purchased and read both. I found the answers to every question on the exam in these texts.

I cannot thank you enough for your help in passing this exam. Your organization and publications continue to be by far the best for thoughtful and current appraisal education. Please keep up the great work. Thank you again, and best regards always,
 
Greg, I tend to agree with you so I'm not defending HH here. But, IMO, it's not that much different than the practice exams that most courses have. It seems to me that ol' Ted would still have been required to take approved courses to sit for the exam which most likely had practice tests. I can't say for sure, but I doubt the exam he took was identical in every question to what HH publishes.
 
When the exam questions and answers are known and offered for sale, it speaks volumes about the intent of maintaining competency and integrity of the licensing process.
 
If someone asks Henry this question on his site will he answer it? Also, will he post it? :laugh:
 
Money

Testing taking is big business for many states and a large source or revenue for them.

Here in Florida many of the tests that are given are not easy to pass which is intentional so you have to retake the test a few times.

When I took the test to become a licensed contractor in Florida many years ago the books back them cost over $800.00 dollars and the state even told you what tabs you had to use to tab your pages.

Then there was the course that cost another $1,800 dollars and the crazy part was most the the people who took the test failed and many said it was just to hard.

One of the people who helped right the new test was a college professor who taught about the building trades and he was asked it he thought he could pass the test that he helped right and you guessed he failed the first time he tried to pass it!

Test taking is a money making deal for most states.

Maybe we should be required to take the test every four years or so just for practice. Although, the 40% pass rate for Texas kinda scares me. There aren't any newbies I am going to offend in this topic are there?
 
What's the big deal? Appraising has always been an open book test, plus the bank gives you the answer.
 
The entire question and answer bank is available for the FAA private pilot written exam. The average score is 75%.
 
TC thinks licensing should be a spelling test.

You haven't been watching the Pass/Fail rates for the exams, have you?
