The home is not SELLING AT BELOW MARKET VALUE. Its contract price is less than YOUR OPINION OF VALUE.

Nothing wrong with saying, "Please note that my opinion of value is less than the contract price". In these circumtances, I would not say, "home is selling below market value" -- as if market value was some sort of absolute number found in my appraisal work.

The wording the UW is asking for sounds unprofessional.
 
Ask the question a different way?

What about asking the RE Agent what logic they used is setting the sales price and then if it was based on some MLS listings - ask for those listing. Perhaps they are not valid comps?? Or many they are and they could be many other reason for the low sales price.
