I won't say never.
Having said that, I don't refuse appraisal request.
I do refer Huntsville, Texas to Jerry Gatlin as Jerry knows where the fault line is and I don't.
I do refer to my peers when they can do a quicker and less expensive job. If the lender can't wait for my peer and is willing to pay me a higher fee I will consider taking a job in that area.
If they are willing to pay an appropriate fee I will accept the request.
There are some lenders I have had problems with ranging from an unprofessional attitude to "they owe me money"
Ocwen needs to cough up $500.00 for the one they cancelled rather than give me a legal, plus $500.00 minum for anything else they want me to do.
GAC, if they are still in business, has to pay $500.00 plus $25.00 for each phone call with a $1,000 retainer.
RTM in Kingwood, just north of Houston, has to pay th $500.00 they owe me plus $500.00 in advance before I will accept a request from them.
A local vet will have to pay the $850.00 plus interest on the judgement, and an appropriate fee for the new appraisal
If someone wants an appraisal and I am or can become competent and they will pay my fee I will take on the job. If I am not competent they will have to pay me to become competent. The odd balls are where you learn. They can be a problem but the education is worth it, especially if you are being paid to do the job.
Why do you think Ray Miller takes the jobs he takes. There are a few others on the forum who will take them on.
Most run from them. When things slow down and they will who is going to be able to do the work? There will still be odd balls.
I guess if the local mafia wanted an appraisal I would have to get my attorney to write up the letter of engagement and the fee would be very high. I might turn that one down but I don't know any mafia except wannabes.
