Where Do You Think "geographic Competency" Begins And Ends?

I am capable of *competently* completing an appraisal assignment on a "typical" SFR even if

  • I've worked in the community before but have never worked in this particular neighborhood

Even Bethesda Chevy Chase is pretty complex and it's filled with those properties.

"Location location location" is a thing for a reason.
B-CC is not a typical suburb filled with dog boxes. It is an extremely wealthy area with many custom, very large high-end homes in which many of the previously existing dog boxes were demolished and replace years ago with much larger homes homes.

I don't know how old you are, but on the corner of E-W Highway/Old Georgetown Rd and Wisconsin Avenue there was a huge concrete mixing plant across the street from the dumpy *** Hot Shoppes diner type restaurant that is also long gone (I think it was finally closed down in the late 1980's or early 90's) and there was really very little going on in downtown Bethesda....Hard to believe with all of those high rises and restaurants, bars, etc. down there now. The area of Bethesda towards River Road was always nice, but parts of Bethesda closer to Wisconsin Ave was nothing to write home about and was certainly not the bastion of the wealthy that the entire area is now.
 
I don't go to neighborhoods I don't know so I am confused by what you are asking.
You were born with the neighborhood knowledge of your areas you cover? Or did you not stray from the area your mentor helped you in?

Basically. I cover the areas where I have been most of my life. But I did learn more stuff about the neighborhoods over the years.

Seriously, I started out in a fee shop hacking out 1004s just like you. I've never gotten completely way from them, even if I don't have occasion to do simple SFRs very often.

I have also never forgotten how to ride a bike.

I dont mean any disrespect. Sometimes I wonder if you have adapted to the more amount of and different kinds of data available.
 
The datasets I have to work with for most of my assignments would make most residential appraisers cry. The further away you get from regular SFRs the lower the quality and quantity of the available data. i often struggle to even come up with ANY really good comparables.
 
I mean do you consider photos to be data? Floor plans? That's all data. Not just numbers.
 
Well then,yes, if I could cast off weighty Time and Money, I could make the take-off roll and fly with Typical!

I do know appraisers who have relocated cross-country successfully. Doing typical somewhere new. So there's that.
