Where Do You Think "geographic Competency" Begins And Ends?

I am capable of *competently* completing an appraisal assignment on a "typical" SFR even if

  • I've worked in the community before but have never worked in this particular neighborhood

It's true though. The only reason to water down the importance of geo-competency is to expand opportunities for some people or certain parties.
 
Perhaps in his mind it is not devious so much as the first steps in opening up a "debate"...., such that occurred with the college degree. Perhaps he believes that whatever changes benefit client interests also benefit appraiser -so many posts about how minimum standards are fine because that is all the clients want. Ditto for fees, lots of "debate" on this board with led in obfuscation that no known corollary exists between fees and results.

Lenders and AMC people are free to read this board, correct? Anyone reading this board with certain interests can use the results of this poll and share it with others. Appraisers just need to be a little careful perhaps,
 
If I could see GH’s clients and change in composition over the time I have been on the forum, it would tell the tale of his change in postings.

That's plain silly. Anyone can decide not to be a policeman for any reason. I think maybe was bored intellectually with police and imo is a good appraiser.. I do think he has his set of beliefs as he frequently posts about lowest minimum standards are the benchmark if that is all a client requires.

Yes, I have interest in this topic because I know that bifurcated appraisals are not "pending" - they have been around a LONG time. But their expansion into Fannie world is bringing publicity. My concern is actually compliance with the requirements, not their elimination. However, before there can be compliance there must be understanding. Frankly, as I read through the comments I see a lot of comments, but nothing that addresses the core concepts.

Again my question is, what is the line of demarcation between lack geo competence and simply not yet having done what SR 1-2 and SR 1-3 require? If the future unfolds as many expect, this question needs a clear answer.

Well, DWiley, you are one of those AMC people, and much as I enjoy debating with you as others might , appraisers should be aware of the fact that anyone can use the information gleaned here, and when there is more than a casual disagreement on a topic within the profession itself, such as whether low fees impact quality, whether a higher education or more training is beneficial etc, look at how it ended up-for appraisers,;now we are going down that same road with geo competency..
 
I feel like a policeman. I am sure GH sees the similarity.

I assume that he does more review work than he did several years ago and wants to justify his competence.

He is being quiet. His focus has changed. I don’t know why.

Maybe he don’t realize how different states have different rules, or does realize and is scared
