Where Do You Think "geographic Competency" Begins And Ends?

I am capable of *competently* completing an appraisal assignment on a "typical" SFR even if

  • I've worked in the community before but have never worked in this particular neighborhood

Stop me if you've heard this one before:

One thing I constantly tell my clients is that I try to avoid entering any assignment with any assumptions about where the data and trends are going, because "what I know" at the outset of an assignment has been incorrect on many occasions. I've had *many* assignments where I may initially have thought one thing but ended up concluding to something very different.

That’s a good response when you just got through measuring and have hours or days to go. Lol

That don’t happen much on the commercial side compared to the single family residential side.

I call that the Swedish Argument, which relates to their SJW tendencies to enforce groupthink by casting aspersions on the motives of the person who dares to ask the unpopular question everyone is attempting to avoid. They skip the problem identification and SOW phase and go straight to the moral judgement in lieu of the analysis rather than after the analysis like we normally do.

Regardless, allow me to play the Devil's Advocate. Let's suppose I was trying to manipulate the group into changing their minds, for whatever my motivations might be. How would my devious motives affect the process by which participants develop their opinions on the matter? Do you think there's anyone here on this forum who simply takes my word for anything based solely on the fact that I said it? That my opinion somehow automatically carries more weight than anyone else's because of who/what I am? Do you think I have even attempted to tell anyone what their opinions should be on this matter? And if so, do you think anyone has actually changed their opinion on the matter primarily because it was me who said something, rather than on the basis of whatever reasoning that came up in this thread resonating with them?

How much/little do you respect the intellectual independence of our forum participants?

Putting aside the explanations on my motivations that I've already provided, what difference would it make if I was acting evilly? Would my dastardly motives somehow detract from the reasoning other people have contributed to this thread. Besides, how does anyone go about telling any appraiser what to think? 'Cause there are a lot of suits out there who would gladly pay you big bux if you could teach them how to more effectively manage and manipulate this herd of cats for their profit or gain.

You post like hero worshipers have not posted several times over the years that they only listen to X poster, who knows more than Y poster.

So back to your dastardly motives,

Isn't it Spartan who is the psychologist?

It's no great amount of research to find the frame of theory that explains why a diverse larger group, can produce "better" answers than a smaller group of people when brainstorming.

Unfortunately that theory falls apart when the "diverse group" realizes that their answers may be used against them.

Did you see the movie "A Beautiful Mind"?

If so, review the bar scene where the blond is the subject of the motivation thoughts.

What do you think it is that contributes to our respective reputations on this forum? Who we are or how well our reasoning does/doesn't stand up under the scrutiny of the participants on this forum? Apart from my commentary on this forum, what other reason would anyone have for taking anything I say seriously? I am a nobody who has never done anything differently in this business than anyone else apart from teaching some CE courses. I'm not even a designated appraiser with the AI. I'm just another catfish CG, operating in typical lone-gunman fashion. I don't even participate in the Fannie rat race.

Nobody should ever take my word for ANYTHING unless they think it makes sense to them. Because I sure as heck am no respecter of rank and privilege in this business.

If I think Danny is smarter than I am with these underlying concepts it's only because of his reasoning has repeatedly resonated with me, not because of his job titles past or present. If I think TimD or some of the others have their finger on the pulse of the GSE trade it's because of what they've shared with us, not who they are.
 
Beautiful scenery.....everytime I see a photo like that, I think of one of my great uncles who retired in the Phoenix area. After he had been there a few years, my father asked him if he had been up to see the Grand Canyon, to which my great uncle responded "I am not going to drive 4 hours to go look at a f*cking hole in the ground!". He lived there almost 20 years before he died and never once did he go to see the Grand Canyon....Gawd that guy was a real piece of work, ,lol

When asked to write stuff, I always recommend you as the first person to ask, as your eloquence far exceeds the masses, and I include myself in the masses.

And I just recommended Terrel be asked a posted question on this forum, due to his specialized knowledge.

There are many posters here that demonstrate specialized knowledge, skills, and experience.

But none of this has anything to do with drawing Geo-competency lines, or why your are interested in anyone's answers to that question. Face it. Danny is the USPAP expert, you could have just asked him in a PM.
