Ummm, a light isn't an appraisal.
 
With regard to Zillow and other programs of its ilk, I wouldn't go so far as to call what is spit out an opinion, estimate, or value. It's just a bunch of numbers...one might as well fire up Excel and use one of the Random functions.

Calling it an opinion, estimate, or value would actually give it some credibility.

I can't imagine what the rationale underlying that is, so I will ask some questions.

Is there a difference between "spit" and "reporting results?" Is the tax assessor simply expectorating or are those appraisals?

As far as programs of that "ilk" go, I would be willing to bet that given sets of data based on searching for sales +/- 500 square feet of a subject, +/- 15 years of year built of the subject, etc. - those programs could "spit" out an opinion as reliable or better than a single appraiser, because the program would find and report the central tendency at the same time the sales list appeared on a screen and before the single appraiser would have time to read the first price.
