Who is doing BPO's for the brokers????

Looks like I stirred up a hornet's nest with this discussion. I love the discussions on this forum...I always learn something. (Thanks Wayne)

As a reminder the guy was not doing an appraisal. He said he was doing a BPO for a Real Estate Broker.

As far as I know BPO's in Ohio are legal.

I need to check on a couple of things before I proceed further.
1. Are BPO's legal in OH?
2. Is it legal for a broker to have an assistant (regardless of qualifications) do some or all of the prep work on a BPO?

Is item 2 any different than an appraiser having his/her secretary look up flood maps, comps, or having an assistant go do the inspection and the supervisor never sees the property??????
 
I just finished writing a book titled "Appraising the tough ones-Rich's book of emergency and creative comps".

I thought it would be excellent for BPO's....
